White Oak Development Unveils “Cocogate,” a Transformative Mixed-Use Project in Margate

White Oak Development has announced plans for Cocogate, an ambitious new mixed-use community that aims to transform a key stretch of Margate’s State Road 7 corridor into a vibrant hub for residents, retailers, and essential workers alike.

Spanning approximately eight acres at 1308–1350 North State Road 7, Cocogate will rise within the Margate Community Redevelopment Agency (CRA) district — a targeted zone for reinvestment and revitalization. The project is designed to serve as a catalyst for modern urban living while reinforcing the city’s ongoing economic development initiatives.

At full build-out, Cocogate will feature an eight-story residential building with 287 multifamily units and approximately 17,200 square feet of retail and commercial space on the ground level. In keeping with White Oak Development’s mission of community-conscious design, 41 of the residential units will be designated as moderate-income affordable housing — including 21 reserved specifically for Florida’s “Hometown Heroes” such as teachers, first responders, and healthcare professionals. Those units will be maintained under a 30-year restrictive covenant to ensure long-term affordability.

The project is strategically located along U.S. 441, one of Margate’s most visible and heavily traveled corridors, and is expected to serve as an anchor for additional development and reinvestment in the CRA area. The development’s design emphasizes modern architecture, lush landscaping, and pedestrian-friendly elements that align with the city’s broader vision for an accessible and sustainable urban environment.

Plans call for a range of lifestyle-driven amenities designed to enhance resident well-being and community connection. These include a resort-style swimming pool, state-of-the-art fitness center, and open-air plazas surrounded by green space. An urban greenway along 441 will add shade, walkability, and aesthetic appeal to the streetscape, creating a more cohesive link between the residential and retail components.

White Oak’s approach integrates environmental sensitivity with contemporary design — blending energy-efficient building systems, green landscaping practices, and a strong emphasis on community aesthetics. According to the developer, construction is scheduled to begin in late 2026, pending final approvals and permitting.
